How much can
you offer me for my house? Depending on
your situation, the amount of repairs the home needs, and condition
of the home, we will make you an offer that meets your approval.
We have home buyers all over the nation, and
each has a different method for determining the price they are
willing to pay. If your home is
in PERFECT condition, we can offer more than what you would
NET if you sold your home with a Realtor.
The following scenario may help you understand all
the true costs involved in selling a home:
For instance, let's say a property is worth $100,000 in
excellent condition.
- Per the national average, most people only
offer 92-95% of the seller's asking price.
-
You may be fortunate enough to get an offer
within three months. So, you need to factor in "holding
time".
-
Factor in another 30-45 days worth of
mortgage payments you have to make until you close(IF all
goes well).
-
Add in the five mortgage payments you've
probably made since putting the property on the
market.
-
Add a typical 5-6% real estate
commission
-
Add in a standard 4% in closing costs
(Attorney fees, property transfer tax etc..)
-
Add in any paint/repairs needed to get the
property in selling shape and your time
-
Add in the cost to repair minor things that a
Home Inspector would find before the closing. Now, you have a
realistic picture of the costs involved with selling your home. It
is just the cost of doing business.

If you take over my existing house payments,
then how can I qualify for a new mortgage on my next
home? We can immediately take over your house payments
to relieve you of the debt. This is one of our most popular
programs. We can provide your new lender with a contract showing
that our organization is responsible for 100% of your debt on
the existing mortgage payment. This will free up your debt to income
ratio and enable you to qualify for a new home! Find out if your
home qualifies for this special program.

How can I avoid making 2 mortgage payments until my
old home is sold? Suppose you were fortunate enough to
qualify for a new mortgage with the old one still on your
back. Why make 2 mortgage payments?
If we
just took over your payments, you could move on any date of
your choice. You would not need to move out and leave the house with
a Realtor. And every month, while making 2 huge mortgage payments
(which most people find hard to swallow), you HOPE and PRAY
that someone will buy your old house next month - and the next - and
the next.

My house is already listed with a
Realtor - Can I still use your service? Normally, the numbers will not work for our homebuyers if a
Realtor is involved. Our advice would be to call your Realtor and
asks what happens if you find your own buyer - will all commission
be waived? You should be able to negotiate a waived or significantly
reduced fee. You can also ask the Realtor to release you from the
listing.

Can you really buy my house this quickly and
easily? Maybe. Maybe not. A lot depends on you. You
must have a desire to really to sell your house. We have all the
cash and solutions you need. We raise funds
through private investors, so we can offer sellers a quick sale at a
fair price.
Private
investors find a win-win situation because they enjoy a high rate of
return on their idle cash, IRA, SEP, Roth IRA, or Keogh plans while
their funds are safely protected with equity positions in local real
estate.
If you
want to get above the market price for your home, don't bother
calling us. We are professionals and we do expect to make a
profit. But we are not out to steal your house either. Our profit
will come from our future buyer or tenant.
We buy
a number of houses each month . . .and in every price range. But the
best part is, we use private funds that require no long drawn out
bank approvals. So we can act fast! We can usually close within 9
days . . . or as little as 72 hours.

If I fill out the form, have I obligated myself to
your organization? No. The form is used for
informational purposes. It will be electronically routed to one of
our trained Home Buying Agents in your area. They will contact you
to discuss the property.

I need to move FAST, but I don't want to leave my
house sitting vacant until the Realtor can get it
sold. Suppose you do not plan to purchase your next
home right away. You may decide to rent temporarily. Leaving a house
vacant is a major cause for concern among homeowners for at least
two reasons. First, when your home is sitting unoccupied
for over 30 days, most homeowner insurance policies do not cover the
home beyond these 30 days. Second, what's going to stop
someone from climbing through the kitchen window and tearing up your
property? Frankly, that's more aggravation than most people need in
a lifetime.

Is there a Fee for your services? No.
However, by the time we have completed the process with the
homeowners, they are offering to tip us, inviting us to dinner,
sending Thank You cards etc.. And we can even pay for your closing
costs if necessary. Here is a quote from one of our
clients...
"We can’t thank you enough for your
help. We had NO idea how fast and easy it was going to be by
selling our house to your company. Even the paperwork was simple. I
did not believe that it could all be done in less than 7 days. I was
skeptical at first. Not only was it a SUPER easy way for us to sell
our home, but we got to work with such professional and kind
people." - M. Boswell.

Will I get more money if I use a
Realtor? If you don't
mind having numerous people through your home for months on end with
little or no notice, and you are in absolutely no hurry to close on
the sale...putting your life on hold until the closing... then a
Realtor would most likely be your best choice.
You may
or may not get more money for your house when the transaction
finally closes, but it is a chance you will have to take.
However, if you don't have the time to hassle with a Realtor,
then you should give us a call. We do all of the work, and we will
close when you are ready. We are not Realtors. We are
Buyers.

Does my house qualify for your
programs? Call our 24 Hour Seller's Hotline to find
out. We buy all types of real estate and we can quickly determine if
your house fits our investment needs. We can usually pre-qualify
your home right over the phone in less than 5 minutes. This saves us
both some time.
If we don't end up buying your house, we will
be happy to share ideas or advice on what you might try
next. You'll still have all your other options available. You
have nothing to lose by calling us first.
Call
us right away at 1 877-537-7390. We'll gather a few facts, do a
little research and plan what we might do with the house after we
purchase it. This helps us determine a ball park figure for what we
can pay until we actually see the house. We will call you
back and share what we have discovered. Fair enough? Then, call
now.

How are you different from a
Realtor? Realtors list
and sale houses for a commission. We are not sales people and we do
not charge you a commission to buy your home.
We are
as serious about buying your house as you are about selling it.
That's the biggest difference between us and a Real estate agent. An
agent will list your house . . .hoping it sells within 6 to 12
months.
We want
to buy your house! And when you're the one with the house for sale,
that's a huge difference. An agent lists
five, ten, even dozens of houses at a time, and it's rare if an
agent can give all their properties their close personal attention.
It's no wonder that a listed home can sometimes take a long time to
sell while you, the owner, are stuck maintaining the property and
making house payments month after month.

Can I do better if I sell my own home -
FSBO? You could just
sell it yourself without an agent. After all, who knows more about
the house than you do? But consider this. How many houses have you
bought and sold in your life? Two, maybe 3? You haven't had to
solve even a fraction of the typical problems that can pop up -
right before closing. Remember, buying a house is a big decision for
most people and it's easy for them to get "spooked". At the first
sign of a complication or small problem (like a lien, necessary
repair, title issues, or other typical closing glitches), they run
like a scared jackrabbit. Then you have to start all over at square
one - it's stressful and proves to be a very frustrating
experience.
When
you go the FSBO route, you still have to put up with dozens of
strangers trampling through your home - only NOW, you'll have to be
there yourself. For some owners, that's a scary thought.
Statistics show that . .
. Less than 1% of FSBO homes actually end up
selling, the rest of the FSBO homes are eventually listed with a
Realtor Then, only 2% of the homes listed by Realtors end up
selling, the rest of these LISTED homes end up expiring . .
And leaving the home over frustrated and needing to start ALL OVER
again with a different sales person. Pretty grim, huh?
So, which way do you turn? To a
Realtor who has dozens of other listings to handle and will want you
to spend money to get your home "ready" for a sale. Do you make
an attempt to sell it yourself, figure out all of the financing
details, DEAL with the frustration of all of the lost deals,
DEAL with those last minute closing surprises that kill deals
and bring progress to a HALT, DEAL with moving out and hoping
you don't get some midnight call with "bad news" about your house or
the mortgage falling through.

What are the advantages of selling my home to you
instead of listing it with a
Realtor? Selling
your home to us as opposed to going through a Realtor has several
advantages:
- You
don't have to make any repairs to your home to make it attractive
or marketable to us.
Most of the homes we buy need at least
some sort of work. Leave everything "as is" and just complete
our on-line form titled Buy My House. This form will give us
some basic information about your house or call us at our
24 Hour Seller's Hot Line 1
877-537-7390.
- It's a FAST sale!
We can usually remove the
financial burden of your home in about 7 to 14 days which is
obviously very handy in foreclosure or distressed
situations.
- It's a "Definite" sale.
When you
list a home with a Realtor, you're just one of many homes that
your Realtor has for sale. You hope they sell your home
quickly, but you never know. With DoYouNeedCash.com Home
Buyers, we can make a decision quickly to purchase your home and
it's all over in about 10 days. No waiting. No hoping. It's a
done deal.
- To
sell your home, click here and complete the online form Buy My
House or just call our 24 Hour Seller's Hot Line 1
877-537-7390.
I'm not really ready to sell, can you send me more
information. No problem. When you're ready, we are
ready. For more information, just order the FREE Report -
"How to sell your house "as is" for a fair price on the date
of your choice..."
This is packed with handy information.
You will kick yourself if you don't order it today. Most of your
questions can be answered in this FREE Report.
You can
also send an e-mail to Service@DoYouNeedCash.com when you are

Remember, if you want, we can close in just a few days or in
